How escrow shortages work

Three costs hit at once in year 2

RESPA lets lenders maintain a two-month cushion. When taxes and insurance rise together, the escrow analysis collects the past shortfall, raises your monthly contribution, and rebuilds the cushion on the new balance.

  1. Past-year shortfall. The lender paid more in taxes and insurance than your escrow balance held.
  2. Higher monthly escrow. Your contribution resets to cover the new annual tax and insurance totals.
  3. RESPA cushion rebuild. Up to two months of the new escrow payment may be required as a reserve.
